VESP architects have secured planning permission for a new business development in the Heathfield Industrial Estate. Located 2 miles to the south of Bovey Tracey and the Dartmooor National Park, the 15-unit development comprises both flexible Class E use, as well as B8 storage and distribution.
The existing warehouse on the site was used for storage and distribution as well as sales, and was surrounded on three sides by a large concrete yard. To replace this, two new buildings will run the length of the site, with a central spine road between them.
The buildings are modern and use high-quality materials, whilst their form sits comfortably in the light-industrial setting of the estate. Each presents a gable-end to the road and entrance, within which two key users are located – a new large office space for the applicant, and a new cafe unit to serve not only this proposal, but the wider Heathfield Estate. Parking to the front and rear of the plot, plus vehicular access to each unit has been allowed for.

The design is intended to raise the bar in terms of commercial unit provision in the area, with the design and landscaping providing an attractive and enjoyable environment. It was the applicants wish to create a greener environment within the site, and an exciting landscaping scheme has been designed to compliment the buildings – with a tree-lined avenue and boundary planting to enhance screening. The units have interchangeable facades that can include either a roller-shutter door for light-industrial use or a tall glass window for commercial / office use – providing flexibility to each user. This allows for future adaptability in an ever-changing market.
Sustainability was also a major driving force behind the scheme. The units are highly insulated and make use of air-source-heat-pumps, as well as PV solar panels that cover half of the entire roof surface – providing clean energy throughout. Car-charging for each unit is planned, as well as public charging within the cafe car park.
